STAGING
- As an Accredited Staging Professional (ASP), your home is professionally staged
- Stager’s written report will assist in staging home for market
- Service providers recommended as needed
- Staging preparations MUST be completed before home goes on the market
DAY PRIOR TO MARKET DAY
- Staging Tweaked
- Order sign installation (installed Market Day)
- Professional interior and exterior photos
- Copies (2) of home keys needed from you the Seller
- Install Key Box
- Prepare home informational flyer
- ‘Wall Talkers’ written & posted in appropriate places in home
- Marketing Calendar delivered to Seller
MARKET DAY
- Input listing on the Northwest Multiple Listing Service (NWMLS)
- Upload pictures with marketing remarks to MLS
- Schedule Broker’s Open and input on MLS
- Attach Form 17, Lead Based Paint, and Legal Descriptions to MLS listing
- Make available copies of Form 17, LB, and Legal (if needed) at property
- Send out email to all Lake Agents regarding home
- Turn in completed paperwork to Lake & Co. office
- Listing announced in Tuesday Lake & Co. office meeting
- Hold home open to Lake & Co tour if home is in 705 or 710
- Schedule Sunday Open House & input on MLS
- Write ad for Open House
- Submit ad to Seattle Times — PI (Due Wed before noon)
- Advertise listing on Craigslist.com, Realtor. com, Remax.Com, Trulia.com, Coldwellbanker.com, move.com, postlets.com, Google.com, Zillo.com and NWMLS Open House
WHILE ACTIVE ON WEEKLY BASIS
- Target marketing mailed to advertise your home’s market availability
- Weekly update on showing activity
- Market update on new, pending, and sold listings
- Print Additional flyers as needed
- Host Broker/Realtor Open Houses and advertise/input on MLS
- Network with other Real Estate professionals
POST OFFER
- Review any offer on property — obtaining all necessary signatures
- Pending to Closing calendar provided
- Verify buyers’ loan approval with lender
- Change Property status to Pending STI (Sold Subject to Inspection) and notify office
- Deliver purchase and sale to Escrow company and lender
- Update Title with buyer information
- Review inspection notice and negotiate repair items, if needed.
- Deliver Resale Certificate and CC&R’s (Condominiums only)
- Upon buyer and seller agreement, sign off Inspection (waived/satisfied)
POST INSPECTION
- Change Property status to Pending and notify office
- Communicate with lender regarding buyers’ loan status and appraisal
- Loan payoff information obtained by Escrow
- Appraiser accesses home, completes report and delivers to Lender
- Remove Staging furniture
- Utility and Meter reading information provided to Seller
- Read Meters & notify utility companies
- Final walk-through with buyer
- Confirm Loan documents to Escrow
- Review HUD (Final Settlement) statement prior to signing
- Set signing appointment with Escrow
- Attend signing with client (if desired)
- Verify buyers’ signing of closing documents
- Remove booties, flyer holder and Wall Talkers from home
AFTER CLOSING
- Record change of title
- Verify Lender funding from Escrow
- Change of Address for seller
- Deliver keys to buyer
- Remove sign from property
- Remove Key Box
- Thank you letter sent and gift delivered to seller
FOLLOW UP
- Carolyn’s Performance Evaluation sent
- Calls to Seller’s to check on progress
- Continued communication phone calls and monthly mail
