  • Provide additional pertinent information, such as tax records, market history & comparable sales
  • Provide you with online resources for further research, such as neighborhood, school and crime statistics
  • Continue to update you on the market
  • Review your options so you can make the best decisions based on complete information .
  • Help you purchase any home, including properties listed by other companies; properties visited at open houses, online, and  'For Sale by Owner' houses

the Purchase & SALE AGREEMENT

  • When you decide on a house to buy, discuss offer strategies with you
  • Prepare the purchase and sale agreement, along with any necessary addenda
  • Present your offer
  • Help you negotiate with the seller as needed.
  • Provide you with a calendar of events and timeline for the purchase and sale agreement

Contingencies and conditions

  • Make sure you meet all deadlines for any contingencies, such as financing, insurance and inspections
  • Prepare and deliver required notices to satisfy conditions

Coordinate inspections

  • Provide you with a list of recommended inspectors
  • Attend the property inspection with you
  • Keep you informed about inspection contingency deadlines
  • If needed for additional inspections, provide you with specialty contractors recommendations
  • Negotiate your inspection response
  • Prepare and deliver inspection responses in a timely manner

Preparations for moving

  • Provide you with a reminder timeline for things to do before you move
  • Provide you with a list of contact information or utility companies

Close the transaction

  • Coordinate and follow up with the lender, escrow, title, and listing agent to ensure your transaction closes according to the timeline spelled out in the purchase and sale agreement
  • Arrange for a final walk through before closing if allowed
  • Attend the document signing appointment with you, if you wish
  • Deliver keys to you
